Why are HIPs being introduced?

HIPs are part of the Government initiative to transform the home buying and selling process in England and Wales, and are a key tool to tackle global warming.

Who will put the HIP together?

Sellers can ask an estate agent or solicitor to commission a HIP for them, or order one from MoveMachine.

Where can I see the HIP?

The HIP will be available on the MoveMachine website. Additionally sellers may choose to order a hard copy of the HIP to distribute to potential buyers or alternatively provide them with an electronic copy on a CD or memory stick. Will HIPs speed up the sales process?

Yes. This is one of the key objectives of HIPs. As information will be commissioned and provided earlier in the sales process there should be less time consuming surprises as buyers and sellers approach completion.

Do you need a HIP anywhere in the UK?

No - only in England and Wales.

What is in a HIP?

A HIP contains key information about a property for sale such as local searches and its energy efficiency. Full details about what is included in a HIP can be found in our HIP Information section.

When can marketing begin?

Currently, as soon as a HIP has been commissioned marketing can commence. Once the EPC has been received a pack should be provided. It is important to note that the ability to market a property without a pack will only last until 31st December 2007.

Is a pack always required?

There are some exceptions which are listed below. To find out if you need a HIP contact us on 0845 117 0777. A HIP is not required for properties which are:

  • unsafe and not fit for human occupation
  • due to be demolished
  • sold without vacant possession
  • non-residential
  • used as holiday or seasonal accomodation
  • mixed use (e.g. a shop and flat above) and being sold as one lot
  • dual use (e.g. a property that can be used for residential and non-residential purposes at the same time such as a guesthouse)
  • part of a private sale (where the property is not marketed)
  • part of the sale of a property portfolio
